How to Help Homeowners in Foreclosure the Right Way: Lessons from the Field

Navigating the foreclosure process is a sensitive and complex task—not just for the homeowners involved, but for the real estate professionals who want to ethically and effectively help them. In a recent conversation with The Nutty Real Estate Professor (a well-known mentor and educator in our field), I had the chance to reflect on my own experiences, missteps, and the lessons I’ve learned from working directly with distressed property owners since 2008.

Whether you’re an agent, investor, or simply someone looking to make a difference in your community, here’s what you need to know about approaching foreclosure deals the right way.

Lesson 1: Just Because It’s Public Doesn’t Mean It’s Accurate

At one point in my career, I was actively targeting homeowners in default—those who had received notices of foreclosure or had delinquent taxes. I would search the county rolls for public records, pull lists, and send out postcards offering help.

But then, one particular mailing taught me a hard lesson.

I sent a postcard to a woman I believed was in foreclosure. She wasn’t. Her situation had already been resolved, and I soon got a call—not from her, but from her attorney. The attorney firmly explained what not to do—and I listened. That moment shaped how I approach distressed leads from that point on.

Key Takeaway:
Even public foreclosure data can be outdated or incorrect. Counties can make clerical errors. Homeowners may have cured their defaults. Always verify—and approach with empathy.

Lesson 2: Keep It General, Keep It Respectful

One of the best approaches I’ve found is to send a generic postcard—not one that specifically says, “You’re in foreclosure.” Instead, try this:

“We’re looking to help people who may be behind on payments or facing tax issues. If you or someone you know is in this situation, give us a call. We may be able to help.”

This kind of message opens the door for dialogue without causing embarrassment, fear, or unnecessary stress. It also protects you legally by not assuming or stating that someone is in default.

Lesson 3: Act Fast, But Act Smart

I’ve had numerous cases where I secured a distressed property under contract, placed the deposit into escrow, and then acted quickly to resolve the pending auction. In some instances, I’ve walked into the courthouse on the day of the tax sale with cash in hand to pay off the outstanding amount and prevent the loss of the home.

This isn’t theory—it’s practice. I’ve done this for real people in real trouble. It’s why homeowners call me when they’re out of time, options, and hope.

“Why lose your property to the bank or the county when you can sell it, resolve your debts, and walk away with dignity?”

Lesson 4: There’s a Solution to Every Problem—You Just Have to Know Where to Look

Since 2008, I’ve seen it all:

  • Properties with multiple liens

  • Owners with umbrella judgments affecting every property they own

  • Cities threatening demolition

  • IRS liens

  • HOA liens

  • Code violations racking up thousands in fines

And I’ve worked with cities, counties, attorneys, and banks to resolve those issues—sometimes negotiating liens down to a fraction of their original amount.

That’s the power of knowledge. When you understand the system, you don’t just buy properties—you save them.

Real Estate is Personal—So Treat It That Way

Helping someone keep or sell their home is deeply personal. It’s not about extracting value—it’s about offering solutions. I don’t just buy properties—I show up at the courthouse, I negotiate on behalf of owners, I make calls, and I use my years of experience to help people avoid the worst-case scenario.

As I said in our conversation:

“Let me sell it for you. Let me give you a cash offer. Let me help you move forward.”

A Word of Gratitude: The Power of Great Mentors

None of this would be possible without the people who’ve guided me, especially The Nutty Real Estate Professor, Rick—the man who helped me pass my broker’s exam and become who I am today.

He’s not just a YouTube personality. He’s an educator, a motivator, and a true expert. If you’re looking to pass your real estate license or broker exam, his content is gold. We’ll be tagging him below and linking his resources for anyone ready to level up.

Final Thoughts: Serve First, Profit Second

Real estate—especially distressed real estate—isn’t just about flipping houses or chasing commissions. It’s about helping people out of difficult circumstances with integrity, speed, and professionalism.

If you or someone you know is facing foreclosure or tax delinquency, don’t wait until it’s too late.
